Major objections to plans for 'excessive' 125 new homes
By James Smith 7th Jan 2026
Sixty objections have already been submitted to scaled-back plans for 125 new homes in Radford Semele.
Taylor Wimpey put forward the application for new homes and public open space to the south of Southam Road at the end of last year following a public consultation.
Feedback from locals saw the scale of the plans reduced from the initial 140 planned.
But just a fortnight after the application was submitted to Warwick District Council, residents have already objected in great numbers.
Harriet Tudor-Sabin wrote: "This proposed new housing development shouldn't go ahead.
"Radford Semele is a quiet idyllic village that is simply not able to handle the sheer amount of housing.
"The road infrastructure does not accommodate so much traffic as there is constant road works on Southam/Radford Road, also with only one main road in and out of the village that also accommodates a lot of through traffic from Southam and surrounding areas it cannot cope with more traffic being added."
Holden Kwasnik added: "The proposed development represents an excessive scale of growth that is out of keeping with the established rural character of the village.
"A scheme of up to 125 dwellings would introduce a level of density and mass more characteristic of suburban expansion rather than a sensitive village extension.
"The likely height, layout and form of the development risk appearing visually intrusive and eroding the distinctive character and identity of the area."
And fellow objector Valerie Chantry said: "We have seen very significant development already in Radford and the surrounding areas and our services are under immense pressure,
"Our school is full, with the result that residents have to send their children elsewhere. Warwick Hospital is approx. five miles away, not readily accessible by bus, and seriously overstretched.
"The nearest doctors and dentists are only in Southam or Leamington where they are already seriously overstretched.
"The local bus service is inadequate and is unreliable as buses often don't run to time or don't run at all."
'High Quality' Homes
In its application to Warwick District Council Taylor Wimpey said the new homes would be "low carbon", incorporating air source heat pumps, solar panels and EV charging points.
Up to 40 per cent of the new homes will be affordable - the lowest required for any new housing development in the area.
A puffin crossing is also proposed for Southam Road.
Stephen Swinscoe, Strategic Land Regional Director at Taylor Wimpey, said: "We are pleased to have submitted our outline proposals for a high-quality development in Radford Semele.
"We are grateful for feedback from local people during our pre-application consultation and are pleased to have been able to incorporate a new signalised crossing of Southam Road to benefit the wider community.
"Our plans place a focus on sustainable living through the provision of low carbon homes alongside extensive green spaces for recreation and play, as well as biodiversity improvements to support nature.
"We look forward to continued engagement with the community in Radford Semele as the planning process moves forward."
The proposals also include extensive public open spaces, a community garden or orchard, children's play area and a landscape and planting strategy that aims to increase habitats for nature.
