New 140-home development in Radford Semele scaled back to 125 after community feedback

Following community consultation in the autumn of 2025, Taylor Wimpey has submitted an outline planning application to Warwick District Council for new homes and public open spaces to the south of Southam Road in Radford Semele, Leamington.

The leading homebuilder's Midlands division, based in Warwick, is now proposing up to 125 homes, a reduction on the 140 homes proposed during community consultation.

The new homes are proposed to be low carbon, incorporating air source heat pumps, solar panels and EV charging points. 

Up to 40 percent of the new homes would be affordable, including homes for social rent and shared ownership properties that would appeal to first time buyers. 

Following consultation with the community, Taylor Wimpey has incorporated a new signal-controlled pedestrian crossing (puffin crossing) of Southam Road into the proposals.

This is in response to feedback from the community in relation to a current lack of safe pedestrian connectivity across this busy road. 

Stephen Swinscoe, Strategic Land Regional Director at Taylor Wimpey, said: "We are pleased to have submitted our outline proposals for a high-quality development in Radford Semele.

"We are grateful for feedback from local people during our pre-application consultation and are pleased to have been able to incorporate a new signalised crossing of Southam Road to benefit the wider community.  

"Our plans place a focus on sustainable living through the provision of low carbon homes alongside extensive green spaces for recreation and play, as well as biodiversity improvements to support nature. 

"We look forward to continued engagement with the community in Radford Semele as the planning process moves forward."

The proposals also include extensive public open spaces, a community garden or orchard, children's play area and a landscape and planting strategy that aims to increase habitats for nature.

If the planning application is approved, it is anticipated that Taylor Wimpey would make financial contributions to Warwick District Council to support local infrastructure, in addition to the provision of the new crossing.
