More details have been revealed for possible plans for 1,200 homes between Leamington Spa and Kenilworth.

Nub News revealed last week Richborough Estates wants to build the huge development on the land at Sandy Lane, Blackdown.

Ultimately the estate could also include a local centre, mobility hub, community park and primary school.

Richborough is currently asking Warwick District Council (WDC) whether it needs to complete an environmental impact assessment before putting together a full planning application.

In its submission to the local authority, the land promoter describes the 68 hectares of green belt land as "not in a notably sensitive location".

Currently the land is all agricultural.

"The assessment has not identified any significant archaeological constraints within the site which might influence the design or layout of the proposed development, or pose a major issue in determining a planning application," the documents said.

Plans show the houses would be split across three portions of land.

The largest, 'Area 1', covers an area of 50 hectares, 'Area 2', to the west of Sandy Lane is two fields of 15 hectares and 'Area 3' off Leicester Lane is one 2.65 hectare arable field.

"The proposals will provide a wide range of market size requirements and house-type mix configurations in accordance with WDC's local plan policy requirements and 50 per cent affordable housing of various tenures," the application added.

It continued: "The development also provides opportunities to deliver significant biodiversity benefits through significant green infrastructure and the proposed community park and will provide a range of habitats including, scrub, woodland and species rich grassland. 

"These habitats will be of significantly higher value than the arable habitats currently present on the site."

As well as the planning submission, Richborough has also suggested the land at Blackdown be included in the new South Warwickshire Local Plan.

Planning firm Delta Planning has been working with Richborough on the submission, with a notice on its website saying it is working on "strategic land promotion of [a] 200 acre green belt site through the local plan and concurrent preparation of outline planning application".
