A new hot food takeaway is set to open on Rugby Road in Leamington Spa after planning permission was granted to convert a former retail store into an eatery.

The site, located on Rugby Road, will become home to Sui Generis, a new takeaway that will operate from 8:30am to 11:00pm, seven days a week.

It will replace the retail store, which currently sells kitchen doors.

The application was submitted by W Han in August last year.

As part of the approval, the takeaway must install a noise insulation system to protect residents living above the premises from disturbance.

An extractor flue will also be added to manage kitchen fumes.

While Royal Leamington Spa Town Council, Warwick District Council's (WDC) Environmental Health team, and Warwickshire Crime Prevention Officers raised no objections, the plan did receive three public objections.

There were concerns over unclear opening hours, waste management, noise, and cooking smells.

Initially, WDC's Environmental Health Officer also had concerns, prompting the applicant to submit revised plans and a Noise and Odour Assessment.

These updates addressed the issues, and the officer withdrew their objections.

Planning officials at WDC ultimately decided the location, part of a small parade of shops, was appropriate for a takeaway.

WDC concluded: "It is considered that the proposal is acceptable and, subject to conditions, would not harm the character and appearance of the surrounding area or the amenity of residents. 

"The proposal is therefore considered to comply with the policies listed and should be granted.
