Plans to expand a house in multiple occupation (HMO) have been submitted to Warwick District Council.
If approved, the scheme would see the garage at the property on Wych Elm Drive converted into two more rooms.
This would expand the HMO to eight rooms in total.
In the application, plans state the site - which is near six other HMOs - is in a sustainable location.
"The site at 2 Wych Elm Drive, Leamington Spa benefits from a highly sustainable and accessible location, supported by a range of active and public transport options," it stated.
"Continuous footways, safe pedestrian crossing points on nearby roads such as Tachbrook Road and Heathcote Road, and access to local cycle routes and low-traffic residential streets provide excellent opportunities for walking and cycling.
"These connections allow convenient access to schools, shops, medical facilities, employment areas, and Leamington Spa town centre."
However, the plans have been met with opposition from neighbouring residents.
Five objections have already been submitted, raising concerns about the impact of the extra occupants on local roads.
One objector wrote: "The addition of two further bedrooms could potentially add up to four more cars.
"This area of the road already has a problem with parking with the road impassable for a school bus on more than one occasion.
"Emergency vehicles would also have a problem gaining access to the road."
