Developer sets out timeline for 1,100 new homes between Leamington and Kenilworth

The developer behind plans for 1,100 new homes between Leamington Spa and Kenilworth has set out a timeline for the project, after the first public consultation has now closed.
Locals had until mid-June to have their say on early-stage proposals for the land to the west of Kenilworth Road.
The site is shortlisted for inclusion in the new South Warwickshire Local Plan (SWLP), and is referred to as plot 'SG06' in the major planning document.
Taylor Wimpey is preparing outline plans for approximately 1,100 "high-quality" homes. at the site, as well as a new primary school, a local centre providing community services, a new food store and "extensive outdoor recreational facilities".
Following the consultation, Taylor Wimpey says it is assessing feedback as it prepares to submit a full planning application to Warwick District Council.
The developer says this will be put forward in autumn 2026.
This will give residents - as well as local services - a second chance to comment on the plans.
If the application is approved, Taylor Wimpey would then have to submit a second application called a 'reserved matters' submission. This would deal with smaller details of the design. The company expects this to go to the council in 2027.

"For this reason, we are keen to involve local people in shaping the vision for a new neighbourhood that will integrate with the existing community of north Leamington in a sustainable and positive way.
"We want to ensure that, alongside delivering high-quality homes to help meet the council's housing targets, we also provide the infrastructure and facilities that will serve the needs of new and existing residents."
The SWLP is reaching its latter stages now, with a draft version having been revealed earlier this year.
Warwick and Stratford-on-Avon District Councils are due to launch another public consultation on the major planning document this year before submitting it for approval to the secretary of state at the end of 2026.
