The site lies within a predominantly residential area and adjoins the Whitnash Sports and Social Club to the west, where it sits adjacent to the site's existing commercial uses.

In response to the plans, Whitnash Town Council supported the development but expressed concerns about how the development would impact access onto Heathcote Road.

WDC Environmental Protection Officer originally objected the plans over noice and light impact matters. However, 'following receipt of additional information and clarification, no objection is raised to the development subject to the imposition of conditions.'
