Leamington Spa fabric store granted permission for shopfront revamp

A fabric and tailoring store in Leamington Spa has been granted planning permission to improve access to its upper floors and modify its shopfront.
Haberdashery & Fabric Hub, located at 52 Parade, submitted a proposal to install a new door that would provide separate access to the building's upper floors.
This change will allow the upper levels to be let to a separate tenant, while the ground floor will remain a retail space.

The planning application stated: "To minimise impact, the proposal is to modify the existing shopfront to provide it with an additional entrance door.
"The new entrance door will be separate from the ground floor demise and lead directly to the stairs accessing the upper floors only.
"The new door will be painted timber with a frosted vision panel.
"This is in keeping with other access doors in the nearby vicinity."

The application also suggested that the changes would benefit both the building and the wider conservation area.
Warwick District Council approved the plans following amendments, despite earlier concerns that the original design would clash with the character of neighbouring stores.
WDC stated: "Officers considered the initial submission to unbalance the elevation of the building and the proposals to introduce a highly uncharacteristic design, particularly when considering the door design.
"Amendments have been sought to include a more traditional style door, which is considered reflective of the streetscene."
The Council concluded: "The proposed development is not considered to result in a detrimental impact on the heritage assets.
"Therefore, the application is recommended for approval."
