A second-floor flat located at the end of a terrace of late Victorian houses in Leamington is set to undergo a transformation into a house of multiple occupation (HMO).

Planning approval has been granted for the site on Dale Street, allowing for its conversion into an HMO, accompanied by minimal internal and external modifications.

According to the proposal, the character and appearance of the area will not be adversely affected.

The planning application, submitted on 30 March 2026, saw no objections from the Royal Leamington Spa Town Council, and no public comments were recorded.

The planning documents concluded that the proposed change of use is deemed acceptable in principle, with no detrimental impact on neighbouring residential amenities or the character of the locality.

According to the plans it was stated: "The proposed change of use is considered to be acceptable in principle and would not have a harmful impact on neighbouring residential amenity, or the character of the area.

"There would be no increased demand on parking as a result of the change of use. The proposed change of use is therefore recommended for approval."
