Landlord changes the locks as Leamington restaurant forfeits lease

A Leamington landlord has changed the locks at a town centre restaurant.
Behrouz on Warwick Street has been forced to forfeit its lease after the landlords re-entered the premises.
A notice in the window of the former Indian restaurant says this happened at the end of September, with the chain curry house given a week to collect its possessions.
It said: "Under the terms of the lease date 20/03/2024 between Express Eats Group Limited, the tenant and Mint Capital Group Ltd, the landlord, of the above mentioned premises, we have re-entered the property and consequently, your right to occupy the property has been terminated.
"No further person may lawfully enter these premises unless they have been given strict authority by the landlords/agent to do so.
"Any attempt by any person to enter these premises without the required authority could amount to a criminal offence and may result in prosecution."
The notice said if the possessions were not collected by October 7 they would be sold by the bailiffs.
Behrouz has been approached for comment.
