A plot of land in Whitnash with permission to build two bungalows on it has been put on the market.

Property agent Martin & Co is marketing the plot on Church Lane for £300,000.

Warwick District Council initially refused planning permission for the new bungalows, but the decision was eventually overturned by a planning inspector on appeal.

Permission was signed off in February this year.

The brochure says: "This is an exceptional opportunity for a self-builder, downsizer or developer seeking to create a distinctive home within a mature and highly established setting.

"A rare opportunity to acquire a substantial residential building plot in one of Whitnash's most established and desirable locations.

"Extending to approximately 550sqm with an impressive frontage of around 30 metres, the site occupies a unique position at the end of Church Lane, benefiting from minimal passing traffic and an attractive open outlook across the historic churchyard and mature landscaped surroundings.

"The site benefits from full planning permission for the erection of two detached bungalows with associated parking and landscaping.

"Equally, the generous width and proportions of the plot present an exciting opportunity for a purchaser to explore an alternative bespoke self-build dwelling, subject to obtaining the necessary planning consents.

"Unlike many development opportunities, the site offers a straightforward route to delivery. Extant permission was given this year and Permitted development rights remain intact."
