Plans have been approved to convert a Grade II listed building in Leamington Spa from office space into a residential home.

The property, 15 Ashton House, is located on the east side of George Street within the Leamington Spa Conservation Area, close to the town centre. Originally constructed around 1830 in the Georgian style, the building served as the Presbytery for the original St Peter's Catholic Church.

Following the congregation's relocation to Dormer Place in 1864, the building became home to the Leamington Boys' Mission.

The approved plans focus on internal alterations to facilitate the conversion into a single-family residence, with minimal impact on the historic fabric of the building. Most of the external features, including windows, doors, and the overall appearance, will be preserved to maintain its heritage character.

Proposed internal changes on the ground floor include removing a WC wall to create a utility area and opening a load-bearing wall to establish an open-plan kitchen and dining space. The layout will also be reconfigured by blocking off certain doors and making minor adjustments to room arrangements.

On the first floor, plans include reinstating a wall partition to convert two former office spaces back into separate bedrooms. Additionally, the existing WC on the landing will be enlarged into a family bathroom, which will involve removing a kitchenette, WC wall, and door.

Leamington Spa Town Council raised no objections to the scheme, provided the associated parking technical note demonstrates adequate provision.

In granting approval, the Council stated: "The proposed residential use is appropriate within this identified mixed-use area and will not adversely impact the existing adjacent users. 

"It will create a satisfactory residential environment.

"Furthermore, the proposals will not adversely impact the character of the conservation area or the listed building and are therefore considered to be in accordance with the relevant policies."
