As autumn arrives and winter draws closer, homeowners across Leamington and Warwickshire are being encouraged to make sure their roofs are ready for the wetter months ahead.

Heavy rain, strong winds and colder temperatures can expose existing weaknesses in a roof – and what begins as a relatively minor issue can potentially develop into a much bigger and more expensive problem if left untreated.

The team was called to a property where condensation had become particularly severe within an existing flat roof.

Moisture had accumulated within the roof construction to such an extent that sections of the boarding underneath had deteriorated and begun to crumble.

Rather than simply covering the existing roof, Browns stripped it back completely so the team could inspect the structure and address the underlying cause of the problem.

Michael said: "When we first inspected the flat roof, the effects of condensation had become particularly severe. Moisture had built up within the existing roof construction, eventually causing the boarding to deteriorate and crumble.

"Rather than simply covering over the existing problem, we wanted to make sure the underlying cause was properly addressed.

After removing the existing roof covering and dealing with the deteriorated boarding, the team installed a new vapour control layer designed to help manage moisture and reduce the risk of condensation becoming trapped within the roof again.

A new three-layer torch-on felt system was then fitted, creating a fully renewed and weatherproof flat roof ahead of the colder months.

The project provides a timely example for homeowners as the weather begins to change.

Problems such as missing or damaged tiles, ageing flat-roof coverings, damaged flashing, blocked or broken guttering and deterioration around chimneys can all leave properties more vulnerable when periods of persistent rain arrive.

Signs of water or damp inside a property should also not be ignored, as the visible problem may only be one indication of what is happening within the roof itself.
